New Owner of Kellogg, Oliver retail center says building has ‘potential’

Friday, September 10 2021 3:11 PM

There’s a new local owner for the retail and office strip center near the southwest corner of Kellogg and Oliver in east Wichita.

Tom Schmeidler, president of the Wichita-based SBA Construction, closed August 30th on the purchase of the center at 4621 E. Kellogg Drive, which includes seven storefronts and an auto repair shop. The transaction included two lots that total almost 3 ½ acres, including the strip center and the vacant stop of land that’s to the south of the building, along with the driveway coming off Oliver between the Mid America Credit Union and a laundromat.

Schmeidler said it was a quick buy, but that it's too early to say what his plans are for the 14,000 square-foot building and the empty land surrounding it.

"My interest in the property, I think there's potential for it, but I do not have definite plans at this point," he said. "I can't tell you anything on what we have in mind."

Brad Saville and Scott Harper with Landmark Commercial Real Estate handled the sale.

“We are excited to see the property in new hands," Saville said in an email. "The existing building has a lot of potential for updating along with future development land. The project has good visibility, and the Kellogg and Oliver interchange provides very good access to the property. In recent years the car wash, laundromat and bank have also brought new life to this development."

Built in 1975, existing tenants in the building include Celestaire, a celestial navigation retailer, an office for Virtual Focus, an e-commerce service business, and BMR Tech Automotive.

The list price for the properties was $695,000, but a purchase price was not disclosed. A limited liability company called S.J. RAM was the seller, county records show.
