RETAILERS WANTED AT BURGEONING NORTHEAST WICHITA INTERSECTION

Retail is up next for a burgeoning Wichita intersection that will soon see Children’s Mercy’s first standalone Wichita clinic and Community National Bank & Trust’s regional headquarters.

About 24 acres of prime land is left for development at the northeast corner of 29th Street North and Greenwich Road, the same site where the new clinic and bank center are being developed.

Landmark Commercial Real Estate CEO and founder Brad Saville and Scott Harper, vice president of Landmark, are marketing the land for sale on behalf of the developer and are in discussions with retailers and restaurants for the 24 acres.

“There is not any remaining commercial real estate development ground between 21st and 29th Street,” Saville said in an email. “All of the commercial momentum is heading north.”

The remaining land could accommodate 200,000 square feet of additional retail and restaurant space including a big box store and five retail and restaurant pads, Harper added.

A convenience store is also needed to serve the area and the nearby Scheel’s soccer complex.

“This is a gas station desert,” Harper said.

Currently more than 1,000 residential units are planned within 1.5 miles of the intersection that’s being driven by Ritchie Development, Saville said, adding that “this is where the residential growth is headed.”

The Greenwich Road corridor in northeast Wichita is a fast-growing commercial and retail hub that has seen notable residential growth.

South of the site a host of top-performing retailers in the region are located along K-96 at Greenwich Place, which sees an estimated 3.6 million annual visits, and the Regency Lakes center that sees 4.3 million annual visits, according to marketing materials for the site.

Classic Real Estate Inc. and Walter Morris and Son are the developers for the property.

Construction is set to start soon on both Children’s Mercy’s new freestanding clinic and Community National Bank’s center at the overall 42-acre site, which is being annexed into the city of Wichita.

The Kansas City hospital recently unveiled a first look of its $18 million multi-specialty ambulatory clinic, which will feature 30 exam rooms with on-site lab and imaging services and 16 in-person providers offering 11 specialties. The clinic is expected to be open by the summer of 2026.

Children’s Mercy chose the location for its new clinic, which will eventually replace its existing clinic at the Wesley Medical Arts Building, based on feedback from its families and because of the surrounding amenities in the area.

The hospital acquired 16 acres along the northern portion of the overall site at 29th and Greenwich, where it could further expand.

The bank is also expected to kick off construction of its banking center and regional offices this spring with a planned opening date of the fall of 2026 near the hard corner of 29th and Greenwich.
