Construction is under way on a new self-storage concept near 29th & Ridge Road that geared toward people looking to have their own man-cave, she-shed, or workshop away from home.
A local developer, Brian Suellentrop of Marcus Properties LLC, is building the Sandlot Garage Condos and Landmark Commercial Real Estate’s Don Piros is the broker on the projects. The condos will range from 1,000 to 2,500 square feet each. It could place to store a boat, build a sport court or to watch a big game.
The units are like condominiums in the sense that you buy the spaces instead of lease them – a fairly new concept to the Wichita Market. Individual owners will be responsible to pay their own property taxes and carry their own insurance policy. Electric has been separately metered, and water will be billed to Sandlot Garage Condos and incorporated into HOA dues.
Each unit will be plumbed for a bathroom, heat and cooled, and wired for a phone, cable and internet. They can also be customized with the addition of a mezzanine, bathroom, kitchenette, or car lift.
Six units remain in the first phase of the project and are priced around $97,000-$243,000 per unit. Financing options are available through a partnership with Legacy Bank.
